South Coast Improvement, Co. Completes Renovation Project at 9 Dana Street in Cambridge, MA

Cambridge, MA and Marion, MA, December 17, 2021 -/ExPressRelease UK/- South Coast Improvement Company (SCI), a design-build general contractor serving states in the eastern region of the United States from the Mississippi River to the Atlantic Ocean, recently completed work on a $6.75 million renovation project for Rafi Properties at 9 Dana Street in Cambridge, Mass. The Marion, Mass.-based company completed work in August 2021.

The project was a selective demolition and renovation of a 26-unit apartment. The project featured a structural interior renovation, including a structural exterior ramp and lift platform.

“This was the second project we have done for Rafi properties. This one was a challenge in that it was an urban site located right down the street from Harvard University,” said Tom Quinlan, president of South Coast Improvement Company. “The goal of the project was to provide a much more “open concept” to the units in the building, which was constructed in the 1940’s.

Added Quinlan, “There was extensive structural work done to achieve the open floor plans as many of the walls were load-bearing walls.”

As part of the project, an all-new HVAC system was installed as was new electrical service to the building and multiple plumbing relocations. In addition, an ADA unit was added on the ground level, which necessitated a complete reshaping of the limited frontage of the building to achieve the required pitch for the walkway.

SCIC gutted all the building’s kitchens and baths, and new ones were installed.

The Cambridge Fire Department required a new fire suppression system for the renovated building. This presented several challenges, the biggest being the distribution of the new electrical system in areas where the wall was not demolished. These areas also presented a challenge in that new wall and old wall/new ceiling/old ceiling had to blend and look consistent.

“I’m happy to say we were successful on both of these challenges,” said Quinlan. “The end result speaks for itself.”

South Coast Improvement, Co. Begins Renovation Project at LCB Norton

Norton, MA and Marion, MA, December 10, 2021 -/ExPressRelease UK/- South Coast Improvement Company, a design-build general contractor serving states in the eastern region of the United States from the Mississippi River to the Atlantic Ocean, recently began a renovation project at the Residence at Great Woods, a LCB Senior Living property located at 190 Mansfield Avenue, Norton, Mass. The Residence at Great Woods is an assisted living home, which also offers memory care services.

The Marion, Mass.-based South Coast Improvement Company began the design-build renovation of more than 110,000 square feet of occupied space in February 2021 and will complete work in late spring 2022.

“The acceptance of the design build approach was the key reason why this project is doing so well. The level of expertise we have in this space allowed us to take the leadership role in driving this project forward through design phase, while helping to coordinate the drawings to avoid risk later in project,” said Tom Quinlan, president of South Coast Improvement Company. “Through close coordination with the management team and staff, we have put a process in place that will get this project done and done well with minimal disruption to operations.”

The project features the conversion of 24 existing skilled nursing rooms into 24 new memory care resident units and four future units. Each room will receive new cabinets and countertops, as well as a new bathroom sink, toilet and shower.

Additionally, 59 assisted living resident apartments and nine assisted living rooms will be created. The common areas will receive finishes along with new back-of-house upgrades, including a new commercial kitchen.

John Sinnott Joins South Coast Improvement Company

Sinnott most recently held a similar role with Gilbane Building Company.

As direction of production, Sinnott will provide oversight and direction for South Coast Improvement Company field operations on renovation and new construction projects. He will also be part of South Coast’s executive team and will offer support on RFPs and new business proposals.

“Much like football, construction is a team sport. John knows the value of teamwork firsthand from his work as a construction professional for the past quarter of a century,” said Tom Quinlan, president of South Coast Improvement, Inc. “John also has a very strong track record with diversity in the workplace with his work with the Rhode Island non-profit, Skills for Rhode Island’s Future. Sinnott holds a degree in civil engineering from Brown University. He’s also a member of Brown University’s Football Hall of Fame and played professionally for the New York Giants and Baltimore Colts. Sinnott is a current board member and former chair of board of directors of the aforementioned Skills for Rhode Island’s Future. He’s also active with Damian’s Place Food Pantry in Wareham, Mass.

South Coast Improvement, Co. Wins Second Renovation Project with Pegasus Senior Living at Pegasus Evergreen Place in Brockport, NY

The Marion, Mass.-based South Coast Improvement Company began the renovation of the occupied space in October 2021 and will complete work in late spring 2022.

Those upgrades consist of new flooring (carpet & LVT) ACT ceilings, paint, and upgrades to the commercial kitchen.

Additionally, the renovation will include a new roof, the replacement of 42 resident AC units, a new eight-ton supplemental cooling system and replacement of RTU’s.

South Coast Improvement, Co. Enters Mississippi Senior Living Market with Renovation Project at Pegasus Ridgeland Place in Ridgeland, MS

The renovation represents South Coast Improvement Company’s first project in the state of Mississippi.

The Marion, Mass.-based South Coast Improvement Company began the renovation October 2021 and will complete work in late spring 2022.

South Coast Improvement, Co. Launches Affordable Housing Division

Marion, MA, October 21, 2021 -/ExPressRelease UK/- South Coast Improvement Company (SCIC), a design-build general contractor serving New England and the Mid-Atlantic states, recently launched an affordable housing division. The new division includes additional staffing in the areas of business development, project management and support.

The new division comes on the heels of SCIC completing phase 1 of a project to convert the former Wingate Residences assisted living and nursing facility in Brewster, Massachusetts into Serenity Brewster, a rental housing for those ages 55 and over. That project is being developed by the Elevation Financial Group of Orlando, Florida. Twenty percent will be affordable housing.

“The affordable component is part of most new developments undertaken these days,” said Tom Quinlan, president of South Coast Improvement Company. “With this new division and added reinforcements, we are better equipped for projects with an affordable housing component.”

With the new division intact, SCIC recently began phase two of the project at Serenity Brewster, which is located at 873 Harwich Road (Route 124) in Brewster. When complete, the 119,000 square foot Serenity Brewster complex will have 132 units, 20 percent of which will be affordable (the Massachusetts state requirement is 10 percent, otherwise known as 40B).

“We’ve been doing affordable projects for years with success. We look to model what we have done in Senior Living and focus on process. We think that many of our processes that have resulted in becoming a partner with top senior living providers translate well into affordable housing,” said Quinlan.

Quinlan was referring to the Simon C. Fireman Community, a 160-unit affordable senior property located at 640 North Main Street in Randolph, Mass. The property is owned and operated by Hebrew SeniorLife. SCIC began a $5M renovation project there in October 2020. Completion date for that is March 2022.

South Coast Improvement, Co. Completes First Phase of 40B Affordable Housing Conversion Project at Serenity Brewster

Brewster, MA and Marion, MA, Aug 27, 2021 -/ExPressRelease UK/- South Coast Improvement Company, a design-build general contractor serving New England and the Mid-Atlantic states, recently completed Phase 1 of a project to convert the former Wingate Residences assisted living and nursing facility into Serenity Brewster, rental housing for those ages 55 and over. The property, located at 873 Harwich Road (Route 124), is being developed by the Elevation Financial Group of Orlando, Florida.

Elevation purchased the property in December 2020 with the intent of converting the 119,016 square foot building into rental properties for people 55 and over. Phase 1 of the project featured the conversion of 41 rooms. South Coast Improvement Company completed that phase on July 1, 2021.

South Coast Improvement, Co. Completes Renovation Project at Stetson Medical Center

South Coast Improvement Company (SCI), a design-build general contractor serving New England and the Mid-Atlantic states, recently won a renovation project at Stetson Medical Center, 541 Main Street, South Weymouth, Massachusetts. The Marion, Mass.-based company began work in late March 2020.

The project featured an interior renovation of 1,653 square feet of office space in a fully occupied medical building during the pandemic. The space was built for a new medical office tenant and consists of all new wall configurations, doors and hardware (Slider Door System), millwork, ACT, Glass, Specialties, flooring, paint and new mechanical-electrical-plumbing upgrades–including additional bathrooms.

“Occupied space renovation projects have been our bread and butter. Yet conducting one in a fully functional medical office building during a pandemic really takes it up a notch,” said Tom Quinlan, president of South Coast Improvement Company. “With our experience in this space, we were able to complete this project and make it a positive experience for both the client tenant and other tenants with a superior end result.”

The project was completed in September 2020.
